Tips for Defining the Vision for your New Home

At Bosanac, it all starts with You.

You are Unique. Distinct. Bold. Special.

Your home should be too!

That’s why we work with you to design your home, from scratch.

We start with you… getting to know you, your dream, style, tastes, budget, vision for this next phase of your life.

But uncovering what that is, will take a little ‘home’-work from you!

Getting clear about your vision for your home is the key to unlock what you’ve been dreaming of, so we can build them in reality.

We recommend using a “Need vs Want” check list to help you define what these are.

Use this list to decide what you actually need in your home, vs what is just a nice to have included if your budget will allow. For some clients this may mean that a 4th bedroom is a must have. But a 3rd garage space is just a want. Or, it may be the other way around!

Be as specific as possible in terms of numbers of bedrooms and overall size needed. You should include living spaces, bathrooms and special features. Those may cover items as simple as a decent sized linen cupboard, bathtub in the ensuite, or a study nook.

Once you have your list of needs and wants for your home, add in notes about the style and materials you want to use.

Do you prefer a modern or traditional style?

Are you drawn to certain colours or textures?

Do you have a preference for hardwood floors or carpeting?

Gathering inspiration from magazines, websites, and even social media can help you build a file of things you like. This can be a helpful tool when working with designers and builders to ensure your vision for your home is accurately conveyed. We love Pinterest, Houzz or Archipro for creating vision boards.

So here’s your assignment: To create your own checklist, or download ours and work through what is important for your new home (not sure how to link this, but I’ve attached a file)

At Bosanac, we present each of our clients with a Dream Book to gather and store their inspiration. This book includes their needs & wants checklist. They bring this folder with them to meetings with the architectural designer, kitchen & wardrobe designers, colour and product selection meetings, as well as site meetings during the build. They become a quick reference guide to help keep you on track with bringing the vision together the whole way through the building process.

Once you are clear about your vision, we’ll meet together with the architectural designer, and listen as you share your needs, wants and ideas. Even if you can’t yet see a pattern in the things you like, chances are, when we meet together with the designer, we’ll discover some common themes! And together we’ll create a home that’s just right for you.

BEFORE THE WHATS...YOU NEED THE WHYS

Define first WHY you are building. Then you will have a clearer idea of needs vs wants for this project.

Everyone’s list varies based on their purpose and their circumstances, is this your:

  • Dream home / First home / Rental home
  • ‘Get these kids out of the house!’ home
  • Bachelor(ette) Pad of Desire home

TIME TO MAKE A LIST.....

Lets get specific about what you need and what would be nice to have in your home...

We recommend using a check list to help you define what these are and be specific in terms of numbers of bedrooms and overall size need. We have included one in this guide to help get you started!

Once you have done this is, you can use it when you are talking to designers and builders to ensure that everyone is on the same page.

Along with your needs and wants, you will have some ideas about the style you want for your home, preferred materials and products that will be used on and in your home...build up a file of things you like!
