Building Boldly, but Thoughtfully — Making It Work Here in NZ
You love the bold lines, the steep-pitched gabled rooflines, the timber accents and cool-but-cozy look — the North American Farmhouse aesthetic speaks to your soul. But can that style really work in New Zealand? Especially in areas like South Auckland and Franklin, where coastal climate meets rural lifestyle?
Short answer? Yes — but lets do it RIGHT.
At Bosanac Builders, we’ve made it our mission to bring this look to life in a way that feels both iconic and intentional. The last thing we want is for a home to feel like it’s been airlifted in from Colorado or Calgary and plonked down on Kiwi soil. But how to capture the Farmhouse Magic without it feeling unauthentic?
The magic happens when you blend the best of that American Farmhouse charm with a deep respect for the local environment, lifestyle and build context.
🛠️ The Secret? Adaptation, Not Limitation.
A Farmhouse-style home doesn’t have to lookout of place in New Zealand. But it does need to be thoughtfully designed for our climate, culture, and way of living.
Here’s how we do that:
1. Site-Specific Design
In New Zealand, we build in diverse conditions —from wind-swept ridgelines to shaded valley sections. Your design has to respond to the land.
When we’re designing these homes, we always ask:
- Where does the sun rise and set so we can maximise light and energy efficiency?
- How can we frame views or protect privacy?
- Can we include outdoor living spaces that actually get used and for more seasons than just summer?
- Can we achieve a higher roof pitch (35-45 degrees)?
The North American aesthetic often leans toward symmetry and grandeur, but we know how to edit and refine, to feel perfectly at home in a Kiwi setting — especially in semi-rural areas like Franklin, where space allows these designs to breathe.
2. Material Choices That Make Sense
There are certain signature features of this style— weatherboard cladding, timber soffits, metal roofing, oversized windows— but we always ensure the materials we use are NZ Building Code-compliant and built to last in local conditions.
We take inspiration from the North American look, but apply it using:
- Combinations of Horizontal & Vertical or board-and-batten weatherboards (treated for NZ’s standards)
- Black powder-coated joinery that gives strong visual contrast against the cladding
- Natural stone or brick features for that rustic touch
- High-performance insulation and double-glazing for year-round comfort
- Timber accents & feature ceilings for sealing the look on the interior
The goal? Get the look, without compromising the liveability.
3.Interior Layouts Built for Kiwi Living
Let’s be honest — our lifestyles are a bit different here.
We’re big on indoor-outdoor flow, summer BBQs, and kitchens that double as family hubs. So while North American homes might lean towards more compartmentalised living, we often open things up, blending open-plan living with the visual structure of traditional design.
Some of our favourite layout features:
- Centralised kitchens with sculleries (a nod to practicality)
- Vaulted or raked ceilings in living spaces for that farmhouse feel
- Covered alfresco areas that extend the home’s use through all seasons
- Mudrooms (yes, they’re catching on here too!) — practical and stylish
4. Custom Over Cookie-Cutter
One of the biggest mistakes people make is trying to copy a Pinterest house, floorplan and all. But what works in suburban Ontario might fall flat in Pukekohe, for example internal bathrooms with no windows, upstairs laundries tucked in a cupboard, layouts that only make sense with a basement level.
That’s why we always advocate for custom design.
Whether it’s a client build or one of our spec homes, we never just “plug and play” a look. We start with your vision (or ours, in the case of spec), blend it with our design principles, and adapt it to the site. The result? A home that feels bold, but not brash. Unique, any still highly practical for your lifestyle.
🎯 Why We're So Intentional About This Style
We don’t build to blend in. We build to make a mark— in the best possible way.
When we do a spec build, it’s us putting a flag in the ground for a design style we believe in. It’s a beacon for people who love that North American look but don’t know where to start or who to trust to bring it to life.
Designing it properly — for New Zealand —ensures that it doesn’t just look good in photos, but feels right everyday you live in it.
